Residential vs. Commercial Roofing: What’s the Difference?

  • One difference between residential and commercial roofing is the materials used in each. Most residential roofs use some variety of shingles, shakes, or metal sheeting, while most commercial roofs use rolled materials such as EPDM or TPO. The materials typically used in residential roofing are simply not ideal for commercial roofing designs, and only a commercial roofer will have the supplies you need.
  • Another difference between these two types of roofing is the designs commonly used in each. You probably don’t even need us at Integrity Homes & Construction Inc. to point this out, but residential roofing tends to use pitched designs where the roof is at an angle, while commercial roofing tends to be flat. This means a commercial roof requires a specialized system to deal with precipitation that a residential roofer may not know how to install.
  • The third major difference between residential and commercial roofing is that the latter type of project is generally much larger in scope. Compare the size of your home to the size of any commercial property, and the commercial location will almost certainly be bigger.
